Purchasing a New Home or Condominium the moment it’s released for sale is an innovative real estate investment process that often allows home buyers and investors the ability to purchase tomorrow’s completed new home or condo at today’s lower pre-built home price. Many people hear about buying property in the pre-construction phase of development and getting a great deal. These stories usually involve someone “getting in” during the early stages of planning and development when the builder releases their project for sale and often offers incentives and competitive pricing.
Below is a list of the benefits on purchasing a pre-built new home or condo well in advance of construction and close of escrow:
1. Lock in today’s preconstruction price for your future completed home or condo. Builders can offer buyers good incentives and competitive pricing in the early stages of development.
2. Purchasing a brand new condo or home offers additional control during the buying process with a more predictable outcome free from the highest bidder or back and forth negotiations.
3. Getting in early often affords new home buyers the best price and selection of their desired home, floor plan, view or location of home within the new home community.
4. The ability to leverage real estate without mortgage payments. Pre-construction home buyers often earn equity and appreciation while their brand new home or condo is being built.
5. Opportunity to customize the home with your choice of flooring, window treatments, appliances and other design elements offered by the home builder.
6. More time to plan or save for your down payment, or comparison shop for the best mortgage loan program that fits your lifestyle and budget while your new home is being built.
7. Time to do the following: comfortably plan your move or relocation, decide what to do about your current home or rental, leisurely work with your interior designer to determine the decor of your new home or select furnishings well in advance of completion and closing of escrow.
8. New homes often sell at higher resale values and carry better warranties. For a list of new home benefits of purchasing brand new condos and single family homes click here.

I would buy a condo only if it was in a prime location. For instance in the coastal areas. Then you could opt for a relatively cheap large home in the desert areas, that is what people tend to do around here in Southern California.
